Home Ownership Is Still an Aspiration for Many

Home Ownership Is Still an Aspiration for Many

Despite changing housing markets and rising affordability challenges, owning a home remains the UK’s top housing aspiration — and not just for financial reasons.

Recent research by the Council of Mortgage Lenders (CML) reveals that sentiment towards home ownership has remained remarkably stable over the last 30 years. 72% of adults hope to own a home within the next two years, while 80% see themselves as owners within a decade.

Why People Value Home Ownership

The research found that the most compelling reasons for wanting to own a home are not solely linked to money. The top motivations include:

  • Freedom to make changes – from redecorating to renovating, owners enjoy full control over their property.

  • Security of long-term ownership – knowing the home will be fully yours once the mortgage is paid off.

Interestingly, financial drivers such as viewing the home as an investment or believing mortgage payments are cheaper than rent ranked lower in importance.

Tenure Preferences by Group – What Research Shows

  • Current homeowners – Virtually none wish to change tenure in the future.

  • Private tenants – Many see renting as temporary. Around 56% aim to own within two years and 71% within ten years. Only 26% would still prefer renting in two years, dropping to 15% over a decade.

  • Social tenants – Sentiment differs, with 57% wanting to remain in social housing in two years and 46% still preferring it after ten years.

The Gap Between Aspiration and Reality

While the desire to own a home is strong, many doubt they will achieve it. Less than 25% of non-homeowners who want to own within two years believe it’s likely. The gap between hope and expectation is widest among 18–24-year-olds, with fewer than half confident they will own a home in ten years.

What This Means for Buyers and Sellers

The research highlights both the enduring emotional appeal of home ownership and the challenges facing first-time buyers. For those who are ready to act now, understanding the legal process is key to making that aspiration a reality.
